CBRE Investment Management Germany, based in Frankfurt, is expanding its Residential Team. Therefore, we are looking for an Asset Manager (m/f/d). In this position, you will assume comprehensive strategic and operational responsibility for the asset management of residential properties, thus contributing to the continuous performance improvement of the Asset Management Team.
Tasks
- Responsibility: Full responsibility for strategic and operational asset management of selected properties.
- Data Maintenance: Ensuring the maintenance of asset and portfolio data and related systems.
- Analyses and Recommendations: Creation of internal and external recommendations and approval requests. Analysis and evaluation of new investments, proposed sales, and Capex projects. Preparation of annual hold/sell analyses.
- Planning and Reporting: Support in the semi-annual portfolio planning processes, including business plans and budgeting, as well as in the creation and coordination of internal and client reporting requirements.
- Management of Service Providers: Coordination of property management, leasing, valuation, and other service providers.
- Capex Measures: Management of large-scale new/repurposing measures with project development approaches, Capex management, and renovations.
- Tenant Satisfaction: Coordination of tenant satisfaction surveys, improving communication with tenants via tenant apps, and conducting tenant events.
- Sustainability: Coordination of measures to achieve the portfolio's sustainability goals.
Profile / Your qualification / Your personality
- Education and Professional Experience: Degree in Business Administration and/or Civil Engineering/Architecture or completed vocational training as a real estate agent with relevant professional experience, preferably supplemented by additional real estate-related training. Minimum 5 years of relevant professional experience in the residential real estate sector.
- Knowledge and Skills: Basic knowledge of the German real estate market and real estate law, as well as strong analytical understanding, high numerical affinity, attention to detail, and risk awareness. Basic knowledge in the area of project development and repositioning of commercially used properties.
- Value Enhancement and Strategies: Ability to identify value enhancement potential and implement it with appropriate measures and strategies.
- Communication and Demeanor: Very good interpersonal and communication skills combined with a professional and committed demeanor.
- Motivation and Work Style: High self-motivation, willingness to take responsibility and work independently, as well as a performance-oriented and entrepreneurial mindset with a hands-on mentality.
- Teamwork and Language Skills: Teamwork, reliability, flexibility, and a passion for real estate, as well as fluent German and English skills (both C2 level).
